Option 1 - Townhouses Only
This option proposes three-storey townhomes with a maximum height of 15m on both Parcel A & B, using the Cochrane Land Use Bylaw District, Residential Medium Density (R-MD).
This option results in:
Improved compatibility of height with existing homes in the Willows.
Uniform height across both parcel A and parcel B.
Reduced massing improves sunlight permeability.
Built form aligns with existing development in Southern Cochrane.
Grades are lowered across both parcels.

Option 2 - Predominantly Townhouse with Multi-Family fronting James Walker
This option proposes predominantly three-storey townhomes with a maximum height of 15m with a small portion of a taller multi-family product located along James Walker Trail within parcel A. The maximum height of this portion of development would be 25m (approx. four-storeys). This option would utilize two districts from the Cochrane Land Use Bylaw, Residential Medium Density (R-MD) and Residential High Density (R-HD), with the R-HD site subdivided to provide certainty on location of taller buildings.
This option results in:
More density and height focused towards the Village Centre, Employment Area and future schools.
Height has been located away from existing residents and moved towards James Walker Trail.
Works towards achieving overall density required by the Area Structure Plan.
Aligns with Town policies that look to create a greater mix of housing types.
Greater population that will help to support future commercial.
Grades lowered across both parcels.
