  • Construction of James Walker Trail will occur in two stages. The stage within Southbow Landing has commenced and is expected to be completed in 2025.

    The second stage, (eastern portion of the Southbow neighborhood) is anticipated to be complete in 2026. Visit the Town’s website for details. Once completed, James Walker Trail will connect Highway 22 to the Jack Tennant Memorial Bridge.

  • The project team revised the townhome (R-MD) units to align more closely with existing residential homes in the Willows, as well as a reduced height restriction within the first row of houses. A linear park has also been added between the existing and future homes to create an additional green buffer space. Council approved the revised application on June 26, 2025

  • Site preparation has begun on the commercial lands, with a grand opening expected in late 2026.

    Construction of the off-leash dog park located along River Heights Drive is expected to break ground in June of 2025 with a grand opening in September of 2025.

  • As Southbow Landing continues to develop over the next 10 years, new amenities will be completed and made available. This includes park areas with seating and playgrounds, access to an expanded pathway system and separated bike lanes.

    Amenities proposed along the Bow River will create opportunities for rest, play, and gathering, featuring a playground, food truck area, a parking lot, seating and viewpoints overlooking the river.   • Existing wildlife corridors in the area have been studied by a Biologist and incorporated into the design. Strategies to minimize conflicts between people and wildlife will be implemented throughout the development area. Based on these findings a roadway on the east side of the plan has been proposed to be removed and significant areas of environment reserve have been identified protecting much of the existing natural areas, slopes and vegetation.

  • Residential development in Southbow Landing is underway in the west and will move east towards the river over the next 5-10 years.

    Initial construction of the River Park is likely to begin in 2026. Timing of access to the river and the newly constructed park will be determined at a later date.

  • Multiple technical assessments have been completed to inform development outcomes along the Bow River. These assessments have determined safe and appropriate locations for development within the bench areas and ensures no negative effects on the Bow River.

  • Stormwater will be directed to two stormwater facilities, one on the west and the second on the east side of the community. 

    The eastern stormwater facility is proposed as a naturalized system that will serve as an integrated amenity space for residents, offering opportunities for recreation, education, and connection to nature. All infrastructure is located outside of the 1:100 year flood levels.

  • There will be predominately low-density single family and duplex homes (R-LD & R-MX) located in Southbow Landing. To create a mix of housing types, as directed by the Town of Cochrane’s Municipal Development Plan, medium density (R-MD) townhome areas are also planned near the Village Centre.

  • The Village Centre, containing mixed use commercial and employment areas are located along River Heights Drive and James Walker Trail, east of Highway 22. No commercial is planned for the central and eastern portions of the plan area at this time.

  • A comprehensive pedestrian and cycling network will maintain connectivity across Southbow Landing and ultimately towards the Bow River. Transit service will also be available throughout the community, with a stop located at River Park.
